Terms of Service


Our general terms and conditions correspond to the contractual conditions also mentioned by us. The original German version applies.


Registration / booking

The landlords leave the Schwalbenäscht and / or Magugglä holiday home to the tenants in accordance with the signed, unchanged confirmation and after delivery of the final information for the specified period. With your reconfirmation you accept our contractual conditions / rental agreement as well as the house rules and you conclude a binding accommodation contract. The lease begins on the day of arrival and ends on the day of departure according to the unchanged reconfirmation. This does not apply to extended liability, as explained in the section on liability. We reserve the right to correct obvious errors, e.g. printing and calculation errors. Special requests, bookings under one condition and verbal side agreements are only valid if they are confirmed by us in writing.


Down payment and payment

The transfer must be made in Swiss francs to the specified account. All bank charges and transaction fees are borne by the renter. 

A transfer with SWIFT or IBAN code in Swiss Francs saves you the high costs of international transfers. In addition, we offer a fee-based payment (approx. 3.4%) via PayPal on request.


Special conditions / notes

Additional mattresses, high chairs, travel cots etc. are partially available on request. Bringing pets is only possible on request. We reserve the right to charge additional cleaning costs of CHF 40 per hour according to the effort.



Unless otherwise agreed, arrival is possible from 4 p.m. The tenant has the right to use the rental property including inventory and utensils. The specified maximum occupancy may not be exceeded in the apartments. Short stays are also subject to visitor's tax and must be reported to us


The tenant is responsible for everything that belongs to the rental property and is obliged to report immediately all defects and damage that arise during the rental period. Missing and / or defective items as well as repairs /

Repairs including loss of rental (by the week) can be billed to the tenants.

The tourist tax for adults is compulsory to be levied by the tourism associations. So that you can use the guest card on the day of arrival, we will charge you this tax directly and have the guest cards ready for you in the holiday apartment. The tourist tax is CHF 3.50 per adult (> 16 years old) and night.



The apartments must be vacated by 10 a.m. at the latest and left to the landlord in a tidy, swept-up condition, as found on arrival. The apartment must be locked and the key must be stored in the key safe provided.

All waste must be disposed of, all dishes must be kept clean in the cupboards, the refrigerator must be emptied. Tenants who leave the apartment in an unacceptable condition must expect a reasonable surcharge on the agreed final cleaning price, which will be requested later.

The tenant is liable for the damage caused by him and his companion, whereby the tenant is responsible for providing evidence of non-fault.

parking spot

Reserved parking space No. 1 is available to tenants of the Schwalbenäscht apartment, and parking space No. 2 is available to Magugglä tenants free of charge. Only this one parking space may be occupied; Any additional cars must be parked on Dorfstrasse (subject to a charge).



If tenants cannot take the agreed vacation (regardless of the reason), this must be reported. The renter remains liable for the total amount once the reconfirmation has been returned. The same applies to early departure or late arrival. We recommend that you take out cancellation insurance in good time.

The entire invoice amount is due no later than 45 days before arrival (for short-term bookings according to the offer). We reserve the right to request a deposit. If this is not met within the set deadline, the contract expires and there is no entitlement to accommodation.

If we withdraw from the contract before the start of the journey, all amounts paid will be reimbursed immediately; further claims are expressly excluded. If we terminate the rental contract after the start of the journey, you will only be charged the rent incurred up to then with additional costs, you will get the rest back.

In the event of overbooking, we will of course refund any payment that may have already been made; no further claims can be made.



The landlord assumes no liability to the tenant during the rental period. Access to the holiday apartments is via a private route - any liability (including weather-related) is rejected. The same applies in particular to the use of any lake access including a jetty.

For service disruptions, the cause of which lies outside our sphere of influence (in particular in the event of war, strikes, natural disasters, etc. or damage to the rental property due to accidents, fire and water damage, as well as similar compelling reasons, as well as for service disruptions in the area of transport, supply and disposal (e.g. water, energy , Access roads)), no liability can be accepted, especially if this disruption is caused by force majeure or the local climatic conditions.

Windows, skylights and doors must be closed every time you leave the apartment and before departure. The tenant remains liable for any damage caused by disregard until the apartment inspection (max. 7 days beyond the fixed-term tenancy).



In addition, the provisions of Swiss law apply, the place of jurisdiction at the location of the item. The house rules are part of the contract. It is imperative to adhere to this. This contract comes into force as soon as we have received the signed reconfirmation.

House rule

  • The apartments are non-smoking and there is a strict ban on smoking.

  • Before leaving the apartment, the windows, skylights and doors must be closed. The weather can change very quickly and cause greater damage.

  • Waste must be disposed of properly. Only rubbish bags that are subject to a fee may be used. A 35 liter sack is handed out per week and party. 

  • One free parking space is available per apartment; other vehicles are not allowed to drive on the private road. Additional vehicles must be parked in public parking spaces for a fee.

  • The lawn in front of the Magugglä is available to guests of both apartments. The material provided (rubber boat, gas grill, deck chairs, surfboard without sails, etc.) can, if available, be used free of charge in consultation with the other tenants.

  • Barbecue accessories are located in the metal cupboard on the right in front of the cellar entrance.

  • Be considerate of the neighbors and observe the quiet times between 12 noon and 2 p.m. and after 10 p.m.

  • Pets are only allowed in exceptional cases and on personal request. You are not allowed on the sofa or on the beds. Dogs must be kept on a leash on the property; RobiDog is mandatory. The corresponding green boxes are located at the entrance to the village.

  • Tampering with the central heating is prohibited.

  • Report broken items before your departure using the appropriate form or QR code and please refrain from replacing things yourself (we have a warehouse).

  • Washing machine and tumble dryer are available in the shared basement for a fee.

  • You must after each washing resp. The drying cycle must be cleaned in accordance with the regulations (including the lint slide). Please be considerate of Ms. Hurni in house no.4 when washing.

  • Each apartment has its own small forecourt. We therefore ask tenants of Magugglä to only use the passage on the left to get from the parking lot to the apartment door.

  • The times for arrival and departure agreed in the rental contract or in the reconfirmation must be adhered to. This is the only way we can offer you a perfect apartment  left. No direct agreements on this are allowed between previous and subsequent tenants  to be hit.

  • The jetty is a private jetty owned by the Einigen / Gwatt jetty association. Guests are expressly permitted to use this as access to the lake. Please note, however, that  no boat or the like without direct consultation with the responsible persons of the association  may be parked. Any liability is rejected. 

  • This list is not exhaustive. Please note the detailed information in  Guest information folder, which is available in every apartment.

  • The house rules are part of the general terms and conditions.
